Stevenage investment case
Announced this summer, the Stevenage Town Centre Framework has laid out a ten-year plan that will see GBP250 million invested in transforming Stevenage. With six key regeneration areas identified, the public/private partnership Stevenage First, will take responsibility for bringing new development and investment to the town, re-establishing it as a major business and leisure destination.
This ambitious programme will deliver a wide variety of new shops, restaurants and other amenities to central Stevenage, along with a revitalised residential neighbourhood and new public sector hub.
Stevenage is already developing a reputation as a new UK entrepreneurial hub for the science sector, with the GBP55 million Cell Therapy Manufacturing Centre on the Bioscience Catalyst campus expected to generate GBP1.2 billion of revenue by 2020.
Established in 1946 as the UK’s first “New Town”, Stevenage has become one of London’s key satellite commuter towns. Trains to King’s Cross St Pancras take just 24 minutes and run every ten minutes during peak time, while proximity to the A1 offers excellent national road network access.
Boasting connectivity on a level with Outer London towns such as Croydon, Watford and Romford, Stevenage property nevertheless comes in at a significantly lower price point. With the sales market robust and still strengthening – bolstered by the highest proportion of first-time buyers in the UK – current investment in Stevenage is rich with potential for strong returns.
